Cleris's take

Bukit Timah Primary sits in the Beauty World / Sixth Avenue belt and has shown Phase 2C demand without tipping into a consistent ballot pattern — the ballots here have only reached PRs from beyond 2km. For families in the Dunearn or Clementi Road stretch, this is one of the calmer options in an otherwise premium school district — you don't need to obsess over the 1km ring here.

Cleris's take

De La Salle is a boys' mission school where Phase 2B affiliation — for Catholic families — is the most natural entry point. Phase 2C has been uncrowded, and Phase 2CS competition has only reached the most distant citizens. If you're a Catholic family in the area, Phase 2B is your lever; if you're not, Phase 2C access has been genuinely relaxed.

Cleris's take

Henry Park draws families from well beyond the immediate neighbourhood, and that shows up in the data — Phase 2C has balloted at SC<1 in multiple years, and Phase 2A and 2B have also seen pressure. The Clementi Road and Ulu Pandan area is where the 1km ring sits, and families who target this school specifically often plan their entire property search around getting inside it.

Cleris's take

If you have a daughter and your family has a Methodist connection, Phase 2B at MGS Primary is your clearest entry point — and that phase has been consistently competitive. For everyone else, Phase 2C has balloted at SC<1 in multiple years. The 1km ring around Blackmore Drive and the Buona Vista / Holland corridor is where demand concentrates most.

Cleris's take

Nanyang is among the most intensely competitive primary schools in Singapore — Phase 2A has run at SC>2, meaning even alumni-connected spots are oversubscribed beyond 2km, and Phase 2C consistently lands at SC<1. The Bukit Timah landed and private residential belt is one of the most school-driven property markets in the country. If Nanyang is part of your thinking, your location decision and your school strategy are the same decision.

Cleris's take

If you have a daughter, RGS Primary is one of the few schools that drives property decisions at the research stage rather than as an afterthought. Phase 2C has balloted at SC<1 in multiple years, and Phase 2A demand from RGS Secondary alumni adds further pressure. The Stevens, Anderson Road, and Chancery Hill belt is where the 1km ring sits — and the premium in those streets reflects this school's pull.

† Vacancies remained after the ballot closed — demand was real but not extreme.
